Cook Group's Workforce Housing, LLC will develop a neighborhood in Spencer, Indiana (approximately 60 acres) that is targeted for middle-income wage earners ($50,000-$99,000) who are employed at Cook Medical and Cook Group companies in the Indiana Uplands region. They will build 99 single-family homes for owner occupancy (rentals will not be permitted per the property covenants). The units will be primarily three-bedroom houses, with two bathrooms and an attached two-car garage. Some units will be four bedrooms. All homes will be stick-built and constructed on a concrete slab with a mix of single-story and two-story. The floor plans will range between 1,300 - 1,650 square feet. All homes are planned to be electric-powered with energy efficient heat pumps and water heaters. Fiber will be run to every homesite by South Central Indiana REMC. The exterior facade materials of the homes may include vinyl siding, metal siding and mock stone. All home sites will have a concrete driveway and sidewalk leading to the front porch/entry. READI funds will be used for a sanitary and stormwater sewer extension, lift station, water main extension and roadway paving. Water remediation includes preservation of two wetlands on the property. Project will begin as soon as possible and be completed by 12/31/26.
