Established in 2018, The Mill has become an asset to the tourism industry in Vigo County/Terre Haute, Indiana. It has shown great success since the first event on June 5th, 2021, with music superstar Nelly. In its first season, The Mill had limited capacity to 6,000 due to regulations established to slow the spread of COVID-19 to allow concert goers to spread out in the venue. The Mill held 6 shows during 2021 and brought in roughly 20,000 attendees. In 2022, The Mill raised the capacity to 10,000 and held 11 shows, expecting to bring in roughly 40,000 attendees. 
Throughout the 2021 season, The Mill faced a major hurdle with ADA compliance. The READI funds will allow improvement to ADA accessibility from the parking spots and throughout the venue with the goal that all will be able to easily navigate no matter where they are. The project would improve parking spots, create concrete pathways instead of gravel, develop permanent handicap accessible restrooms, and provide seating specifically for ADA. The Mill is a critical piece in improving the overall quality of place for the City of Terre Haute as concert goers will come into the community and amplify the tourism industry by visiting our local businesses including restaurants and shopping center and exploring our downtown. This READI funds would provide the ability to plan more events that can bring the community and surrounding areas together. As The Mill looks to the future, the hope is to continue the development.

Clay County, IN boasts a population of 26,410 residents with a poverty rate of 9.8%. Much of the County is rural. Since 2009, the REIN Coalition, comprised of Clay County residents, has worked diligently towards the creation of a community center to enhance four key areas within the County and West Central Indiana region: recreation, education, information & nutrition. The Coalitionâ€™s vision for a new and unique center to create a comprehensive space with amenities such as meeting space, a large food pantry, event space, and more, led to the beginning of construction on the Wilma & Liston Buell Community Center in August 2021, made possible by a donation from Dick Buell. Construction was planned to start in 2020 but was delayed due to the pandemic. The pandemicâ€™s lasting effects have impacted the projectâ€™s progress through increased construction costs and constrained revenue streams. The $220,000 in READI funds will be utilized to pay for equipment, materials and supplies, earthwork, structure and framing, interior development and mechanical and electrical completion, with anticipated project completion in October 2022. Key performance indicators will look at the number of individuals and groups using the space for events and the number of events held at the center over the course of each year. In measuring the food pantryâ€™s success, a key performance indicator will analyze the constancy of individuals utilizing this resource. The REIN Coalition will maintain ownership.

The Sullivan Central Plaza Corridor project will serve as a gathering space for outdoor events and entertainment. The Central Plaza Corridor includes the Police Department HQ, Sullivan Community Center and Municipal Complex, the Central Plaza Corridor Archway, and Building Improvements. The Central Plaza Corridor started in August of 2021 and its estimated completion date is June 2023.

The first phase of this project was completed with the Police Department HQ. READI funds will be used to finish the second phase. Specifically, READI funds will be used towards the construction of City Hall including mechanical, electrical, plumbing, roofing, sitework, rough carpentry, finishes, and glazing. Once City Hall is completed, the project will finish with the construction of the Corridor Archway. The City will provide matching funds towards the completion of this project. 

COVID-19 delayed the Central Plaza Corridor project but emphasized the importance for the Community to have a safe space to gather as well as provide access to tools and resources such as internet service and computers. With the plaza complete, the community will be able to host more outdoor events and activities which will attract a larger audience to Sullivan, Indiana as well as create a hub of activity with the Police Department HQ and City Hall with the addition of the Community Center.

The Sullivan City Pool serves as a meeting grounds and summertime hub for people of all ages. The pool originally opened in 1963 and revitalization construction began on March 26, 2021 and was completed in July 2022. A ribbon cutting ceremony was held on August 30th and recognized all donors and supporters of the Sullivan Pool. These partners included Indiana DNR and READI as the biggest contributors to the projectâ€™s completion. The City plans to keep the pool property open longer than a standard swim season and use the pool deck as a space for events such as movie nights at the pool, senior aerobics classes, birthday parties, luncheons, and more! COVID-19 delayed the project but emphasized the importance of promoting outdoor activities and a healthy lifestyle. 

The intended outcome for the Sullivan Pool is to create a place where residents and visitors throughout West Central Indiana and beyond can spend the day being active at the pool with water aerobics, crossing the lily pad walk, climbing the rock walls and swimming. The City plans to track success of the pool by number of visitors each year, number and types of events, concession stands, and classes/spots filled. The City will utilize funding set aside in a parks operations fund that will go towards upkeep to ensure the pool is kept up to date.

The Terre Haute Childrenâ€™s Museum (THCM) is a nonprofit that provides a place of laughter and exploration located in the heart of Terre Haute. Yet the fun was put on hold when COVID-19 caused the museum to close its doors. As the world slowly began to reopen, the Terre Haute Childrenâ€™s Museum quickly realized that it is one of the few Childrenâ€™s Museums who do not have an outside space, and this became a detriment to the facility. During the closure for COVID-19, the THCM had to utilize other outdoor space like the City and County parks to provide programs because they could not have people inside the museum. While the community parks are wonderful, the THCM recognized what a valuable asset it would be to have a space physically connected to the museum in downtown Terre Haute. The THCM proposes to conduct a Feasibility Study for the closure of 8th Street Avenue between Wabash Avenue and Ohio Boulevard to develop an outdoor green space for THCM guests and the public to enjoy. Additionally, this would include a Fundraising Study to determine if there are enough donors in order to support the project. The proposed start date for the Feasibility and Fundraising Study project is October 2022 and estimated end date is March 2023.

One of West Central 2025â€™s goals is to halt projected population decline and attract new talent and development. To accomplish this, more housing will be needed to accommodate growth. The Resilient study also identified housing as a main concern across the region. Thrive West Central will develop the Homes for the Future Program as a pilot initiative for homebuilders to incentivize them to build new, age-friendly homes in West Central Indiana. After a request for funding proposal process, chosen homebuilders/developers could receive up to ten percent of the building cost, financed with READI funding, to cover eligible infrastructure expenditures upon the completion of each home built. This program emphasizes a focus on developers and homebuilders creating homes at market rate to meet the needs of an ever-growing workforce and population in West Central Indiana. The program is anticipated to start in October 2023 and end in March 2025. Thrive West Central has created an RFP process that is publicly solicited and advertised for any parties interested in home development in the region. Interested applicants are required to complete an application and provide supporting documentation. Builders must show expenses for infrastructure-related expenses in the construction or redevelopment of homes in order to receive READI funding. These admin costs will cover salaries/wages, training materials, consulting services, and a market analysis.

The City of Terre Haute is home to 4 colleges/universities, the Vigo County School Corporation, REX Baseball, and other various competitive sports teams who compete all around the Midwest. To provide enhanced facilities for competitive sports in the area and a fun-filled experience for future visitors and to attract more people to the region, this project aims to assess and build a world-class sports complex. To strategically undertake this project, the proposed READI project is the completion of a Feasibility Study to determine the potential of the Multi-Sport Complex and East Side Aquatic Center located in Terre Haute/Vigo County Indiana. This project will allow the community to complete the first of three initial phases with the ability to continue expansion in years to come:

Completion of the Feasibility Study/1st Phase will be the main focus of the Vigo County Capital Improvement Board. The CIB will put out a Request for Qualifications to acquire interest from architectural/engineering firms for the completion of the study. From this, the CIB will assess the possibility of building the sports complex and aquatic center. This project will begin Dec '22 and be completed in Feb '23.

Turn to the River is implementing a comprehensive community-supported revitalization of an important and historical downtown area with a focus area that includes the four-square block central City/County government campus and a city-owned property adjacent to the Wabash River. It is accomplished in well-planned phases as critical partnerships and funding are achieved. The COVID-19 pandemic negatively impacted the progress of this project and hindered the organizationâ€™s ability to fundraise. Art Spaces completed implementation of Phase I in 2023. 
READI funds will support Design Development of Phase II and Phase III, as they begin in January 2023 and are expected to be completed in December 2024. Art Spaces will be partnering with Vigo County Capital Improvement Board (CIB) to support this project.
The Phase II project scope includes the area within the City Parking lot, and a property between City Hall and Ohio Street. The goal is for both areas to become part of a designed walking promenade between downtown and the river, as well as to serve as a public festival space, with infrastructure to support farmerâ€™s markets, food trucks, a diverse array of festivals and everyday public use. Both areas will incorporate new walkways, landscaping, seating and lighting with areas for people to meet, or to simply enjoy green surroundings. Design Development of Phase III will accomplish the 3rd Street entrance and visual and pedestrian connection between downtown and the river.

The Career and Employer Connection Center will house the new Career Coaching and Employer Connections team. The Terre Haute campus launched this initiative in July of 2021 as part of the statewide rollout. The READI funds would allow an increased emphasis on the necessity for this portion of workforce development by creating a space integrated into a new welcoming space for students. The $970,000 allotted to the Diversity and Career Center will go towards the Healthcare workforce pipeline and the Diversity, Equity and Belonging Center. To aid in Healthcare Workforce Development, Ivy Tech will use funding for the renovation of the School of Health Sciences and the expansion of the School of Nursing. The remaining funding will be used to renovate the current student admission and enrollment area to create the Diversity, Equity and Belonging Center (DEB) along with the hiring/salary of the DEB Director, community outreach, on-campus programing, DEB focused marketing, and center refurbishments. The project will begin January 2023, with a completion date of December 2026.

Access to care is important to sustaining workforce as well as providing comprehensive and integrated health care for all members of a community. Valley Professionals Community Health Center (VPCHC) is a non-profit that offers a variety of services that are often not found or are limited in rural communities. These services include primary care, behavioral health care, dental care, and patient support services. The target population for VPCHC is the estimated 68,924 residents that live at or below 200% of the Federal Poverty Level (FPL), are uninsured or underinsured, receive Medicaid or Medicare benefits, are medically underserved and/or have difficulty accessing appropriate primary care, behavioral health, and other patient services.  VPCHCâ€™s proposed READI project is the development of a new clinic located in West Terre Haute, Indiana. The proposed facility would be a total of 4,835 square feet that would provide the following amenities: 7 new exam rooms, 3 additional behavior health offices, new lab and vaccine area, pharmacy, nurseâ€™s station, staff break room and waiting room. READI Funds were used towards the construction of the project, specifically concrete. VPCHC utilized American Rescue Plan â€“ Health Center Construction and Capital Improvements (ARP-Capital, C8E). The project started on September 28, 2021 and was completed on June 14, 2022.

The IN-MaC Design and Innovation Studio (DIS) provides a variety of opportunities for schools, educators, students, and industry to discover new ways to explore design thinking, problem-solving, technology, and creative skill sets. The studios provide hands-on experience with additive manufacturing, robotics, coding, engineering, and science learning modules. This investment in Knox County schools is an exciting addition to the robotics and automation programming offered at VU. In partnership with the Indiana Next Generation Manufacturing Competitiveness Center (IN-MaC) at Purdue University, VU will provide the opportunity for Knox County elementary schools to implement Design and Innovation Studios. These studios provide access to authentic, hands-on STEM education by offering schools, educators, and students various opportunities to discover new ways to explore design thinking, problem-solving, technology, and creative skill sets. The studios are coupled with 27 learning modules in partnership with STEM Education Works. VU will implement three studios in the elementary schools throughout the region and staff the studios with STEM Fellows/Instructors to implement the programming. READI funds will be used towards Training Materials in the studios. The project began in December 2021 with an estimated completion date of October 2022. The technology/equipment for the studios is a one-time expense and the schools will be responsible for any on-going expenses or additions made.

With the proven success of the Ventures model and RHITâ€™s commitment to student innovation, along with strategic partnerships with primes and tier I and II companies across the globe, RHIT created a strategic plan more focused on student interaction and hands-on innovative techniques that have a direct correlation with economic growth and retention. Currently, Ventures is located six miles away from RHIT main campus, limiting immediate access to crucial campus resources as well as interaction with students and faculty. RHIT will design and construct Venturesâ€™ new campus at the corner of State Road 46 and State Road 42. Ventures will be the anchor of a Research and Development Park called Innovation Grove as well as future expansions on the southwest side of campus. It will also contribute to the growing economic development of the â€œ46 Corridor.â€ Venturesâ€™ new space will house all its current business units in addition to new units such as a Civil Engineering Test Lab, a Biology Lab, a Prototyping Lab, Test Engineering, and Applied Optics. In conclusion, the movement of Ventures to RHITâ€™s main campus is feasible as it aligns with the strategic initiatives of RHIT and support by the staff and faculty and the Board of Trustees. READI funds will be used for site prep, pavement, site utilities, landscaping, and utilities to site. Timeline is July 2023 to July 2025. Matching funds will be provided by Rose-Hulman, Vigo County and EDA.

The proposed project is the rehabilitation of the Historic 1925 Clubhouse. The Clubhouse has undergone minor renovations and additions. The structure is built on an earthen pedestal, enhancing its Mediterranean style of white stucco, large columns, and red tile roof. It consists of a main hall/lounge, pro shop, office, and kitchen area on the main level, with restrooms, Hall of Fame room, storage areas, and mechanical room on the lower level. The west terrace has a basement-type area beneath it with an unexcavated dirt floor. A series of modifications over time have made their mark on the building, significantly changing the character and functionality of the historic building. The City of Terre Haute, the Terre Haute Parks and Recreation Board, and Friends of Rea Park, Inc., have agreed to partner to improve the facilities and programs at Rea Park through fundraising. However, this partnership suffered during the COVID-19 pandemic as no one was able to hold fundraising events and meet with interested parties. Architectural drawings and cost estimates for a restored Rea Park clubhouse have been developed by local architectural firm Sanders and Associates and have been approved by the Terre Haute Parks and Recreation Board and the Terre Haute City Council. READI funding will allow the City to begin interior renovations to bring Rea Park to its former glory. The project timeline is from January 2023 to December 2023.

This all-encompassing sports project will enhance the athletic offerings at SMWC, making it more competitive in attracting talent, competitors, families, and sports industry experts to the region. SMWC helped launch the first-ever Midwest Sprint Football League made up of six colleges across Indiana, Illinois, and Kentucky. The league is the first of its kind for the area and allows college-aged students the opportunity to play collegiate football who might otherwise be excluded from college recruiting due to their size. The inaugural season hosted three home games for SMWC, bringing over one thousand attendees from the Midwest and beyond. The team itself is comprised of players from 14 different states, all of whom invite family and friends to the area to participate throughout the season. The proposed football amenities will serve to grow the momentum the Midwest Sprint Football League has gained in its first year. The proposed amenities include a practice football field on SMWCâ€™s campus as well as locker rooms adjacent to the playing area. In addition, SMWC is nationally known for its stellar Equine Program.  The proposed Equine Event Center will establish West Central Indiana as Indianaâ€™s leader in equine events. This comprehensive sports project will begin January 2023, with a completion date of June 2024. READI funds will be used for funding the field and surrounding amenities.

The William Henry Harrison Presidential Mansion & Visitors Center project is a significant investment in the preservation of Indianaâ€™s history. The new 15,000 sq. ft. Visitorâ€™s Center will welcome visitors to explore the history of the local surroundings. The Visitors Center will be located adjacent to the Presidential Mansion & the Robert E. Green Activities Center â€“ a popular destination for large banquets and celebrations that will be incorporated into the historic complex. READI funds will be used for Site Development Costs and Engineering. The historic structure report identified several recommendations including replacement of the mechanical systems, installation of subsurface drainage to address water infiltration issues, repairs to the masonry, carpentry, plaster, woodwork, and stairs, and restoration of the windows as well as many of the interior finish treatments including flooring, doors, and blinds. Additionally, the report recommended relocating the gift shop, offices, museum items, & restroom to a Visitor's Center. All recommendations were made in accordance w/Secretary of the Interiorâ€™s Standards for the Treatment of Historic Properties. The Center will also feature a museum, theater room, classroom/meeting room, Harrison Presidential Mansion Office, gift shop, and public restrooms. Timeline: Jan '23-June '26. Matching funds from Grouseland Foundation.

The proposed West Central Business Hub will create a comprehensive business resource or one-stop-shop for all business-related development in the West Central Indiana region. Composed of multiple organizational partners in the region, each provides expertise and services to help businesses grow and prosper. The hub exists only as an online presence. In 2020, the COVID-19 Emergency Response Team was created under the heading of the West Central Business Hub to provide local businesses with immediate answers to their questions and connect business leaders with available resources. Given its success during the pandemic, the need for a physical presence has quickly arisen. Organizations that will be located in the Business Hub include Terre Haute Chamber, Terre Haute EDC, Terre Haute CVB satellite location, Launch Terre Haute, WorkOne of West Central Indiana, and office hours for West Central Indiana Small Business Development Center. The Hulman Building has been identified as the location for the business hub due to its convenient, accessible location downtown and large enough to accommodate all interested partners. READI funding will be utilized towards tenant improvements, infrastructure improvements, furniture and signage. The estimated project timeline is January 2023 â€“ December 2023. Contributing entities include City of Terre Haute, Terre Haute Chamber, Vigo County Commissioners, Gibson Development, Launch Terre Haute, THEDC, WC2025, and THMPO.

The City of Clintonâ€™s proposed READI project is the rehabilitation of streets and sidewalks roughly five blocks of North 6th Street between the new apartments that were constructed and Vine Street. The City will use the $237,000 READI funding for roadway paving, engineering and design, and bidding and construction admin on this project. The streets and sidewalks in this neighborhood are in very poor condition that was due to a previous lack of individuals populating this part of the City. Matching funding will be provided by the City for site excavation and through Cottrell Properties through the construction of a dozen small, 2- and 1-bedroom apartments on North 6th Street in Clinton, Indiana. These apartments occupy approximately 2 City blocks. Prior to this project, the real estate where these apartments were built was in very poor condition. The City acquired all the properties via the tax sale process and Cottrell Properties purchased all the lots and went through the process of obtaining building permits to construct the apartments. Today, all the apartments are occupied, and the properties are back on the tax rolls at a much higher accessed value (about 10 times higher) than before. With the revitalization of housing in the area, the City is determined to do our part to ensure this street is repaved to provide an enhanced quality of place for the new apartment buildings that were constructed to continue to spur development efforts in the areas. Timeline - Aug-Dec 2023.

Housed in a 1901 three-story, 30,000-square-foot building listed on the National Register of Historic Places, the Swope Art Museum and its amenities have withstood the test of time. Today, the museum is in need of improved physical access for all, especially electrified door access and a modern elevator to replace the current four-passenger elevator that is currently in use, which is one of Indianaâ€™s oldest operating elevators built in 1948. An updated fire stair tower would also grant full use of the third floor that overlooks much of downtown Terre Haute. Conveniently located within short walking distance to the coming Terre Haute Convention Center, our vision of offering a multi-use facility with restrooms and a catering kitchen would complement downtownâ€™s hospitality industry.

The renovated space will serve as a flexible space for art classes for all ages starting as young as two years old, and a space for gatherings, fundraisers, and workshops, and also expand our reach of offerings and capacity for visitors. The Swope will continue to evolve in order to achieve our mission of bringing art, culture, and celebration to all, and representing residents of the Wabash Valley. The estimated project timeline is October 2023 through October 2024. READI funds will be used for design/engineering services and the elevator lobby renovation. Matching entities are Vigo County Commissioners, Swope Art Museum and City of Terre Haute.

The proposed collaborative project is the renovation of an existing building on ISU campus to increase early childhood education capacity. Numerous studies have shown that early childhood education gives young children a head start in the areas of academia, social skills, listening, planning, and self-control. High quality early learning experiences are also credited with increasing overall educational attainment levels; such levels are correlated with increased lifetime earning potential, which leads to a higher tax base and increases of local and state revenues. ISU campus is an ideal location for the type of expanded childcare services West Central Indiana desperately needs. Preliminary investigation indicates room to dramatically increase the capacity. This would assist not only childcare seekers already in the workforce but would also assist job seekers not yet fully in the workforce such as college students in need of childcare during their class times. In West Central Indiana, the demand for high quality, center-based care outpaces the current supply. The program has an active waitlist of over 50% of the total program capacity, a testament to the need for, and interest in, high quality early learning programs. The project timeline is from July 2023 to December 2024. READI funds will be spent towards renovation design and construction costs. Matching fund contributors include City of Terre Haute/Vigo County and Lilly Endowment.

At the heart of Downtown Terre Haute, the new Downtown Terre Haute Hotel will sit along Wabash Avenue down the street from the Terre Haute Convention Center. The project includes construction of a new 114-room Courtyard by Marriott hotel, with the potential for a future addition of a Residence Inn by Marriott, collectively occupying the entire city block. Infrastructure will be established to accommodate a second phase, which may include an 89-room Residence Inn or a similar extended-stay hotel, resulting in 203 total rooms added to downtown. The project also includes a new concrete podium to accommodate the hotels above, offering approximately 75 grade-level parking space and two retail opportunities that total 2700 sq ft. Parking for the Courtyard by Marriott will be provided at the Sky Garden Parking Garage, accessed via a new skywalk extending over Wabash Avenue. It will also include construction of a new skywalk extending over 7th Street, connecting the Hilton Garden Inn and facilitating guest access to the Terre Haute Convention Center without exposure to outdoor elements. READI funds will be used for engineering/design, parking garage acquisition and improvement, and connecting walkways. Engineering and design as well as property acquisition will take place from 2023 to 2024. Construction will begin February 2025 and be completed October 2026. Matching funds will be provided by the City of Terre Haute and Gibson Development.

Through a private limited partnership, the City will work with Radiant CDC for the Sullivan Housing Project. This partnership will result in 40 new homes including town homes, duplexes, and single-family homes. The community will promote home ownership through a lease-to-purchase program that will allow what will be many first-time homeowners an affordable and simple process. The process will encourage multiple concepts utilizing the variables in order to attract single family home buyers with different financial abilities, allowing for affordable options. Residents of these homes will also be offered on-site maintenance and property management. Although every community is dealing with the lack of housing in the pipeline, the City of Sullivan is choosing a creative approach. During the COVID-19 pandemic, individuals saw housing prices skyrocket, making it nearly impossible for individuals to buy family homes at affordable prices. This approach will offer the City a way to combat this and to aid, in phases, the communityâ€™s housing crisis and eliminate blight. This is expected to be an approximately $12.2 million project, utilizing approximately $8.8 million in tax credits through the Low-Income Housing Tax Credit program. READI funds will be used for infrastructure costs. The project is expected to start in June 2023 and be completed by December 2024.

The Sullivan Plaza Archway and Paths project continues to develop a vital part of Sullivan, Indiana - the Sullivan Central Plaza Corridor. Previous investments include extensive work to City Hall and the Police Department, walking paths/sidewalks that circle downtown and lead to Central Plaza, and beautification of the entire area. This phase of the project will continue that momentum. READI funding will be use to accomplish the sidewalk improvement plan for the west side of North Main Street between East Wall Street and East Beech Street; the sidewalk improvement plan for the west side of South Court Street between West Washington Street and West Jackson Street; Central Plaza Archway and Clock; outdoor lighting; and beautification.

With funding from READI in addition to public funding by the City of Sullivan, this project will revitalize the opportunity to expand the walkability of the area and provide additional beautification to a community asset. Future phases of the project include a Central Plaza Pavilion to expand the City's ability to offer unique event space. Approximate timeline is January 2024 to December 2024.

The Historic Ritz Theater is a staple for affordable entertainment in Parke County, and it is our hope that it continues to be known for that â€œfor generations to come.â€ The READI grant would help fund infrastructure updates to major electrical components in the theater as well as allow the purchase of new equipment to be used for our live events, a project with a price tag of $500,000. Parke Players, Inc has already established an additional account with First Financial Bank for deposits from fundraising efforts where all donations are set aside for capital investment projects. We are also still undergoing fundraising efforts in order to fund much-needed projects around the theater. The future of the theater is of utmost importance to Parke Players, Incorporated, the community, and generations that come after us. We have future plans to restore/repair the exterior of the building to include masonry work, roof repair/replacement, fresh paint, and to keep the facade of the building in the best possible
shape for those we serve. We love to show the community what it means to have a treasure such as the Ritz and to show that we care about the community around us. The READI funds will be applied to the electrical/stage house update project. This will also include new rigging to hang the lights from as well as new curtains and tracks. Approximate timeline is September 2021 to June 2025. Ritz Theater c/o Parke Players, Inc. have committed the match.

Rusted Root Co. Properties currently owns a building at 121 S. Jefferson St. on the town square in Rockville, Indiana. This building was built in 1893 and is registered as a historical building with the State of Indiana. We have completed renovation to the main floor of the building which is currently used as retail space. However, the second-story living space has been boarded up for several years by previous building owners due to the staircase leading up to the second floor no longer being up to code. A new and separate entrance has already been constructed allowing us access to the second floor by means of an interior staircase. As we approach the process of renovating the second-story living space, we are doing our due diligence to ensure the structural integrity of the building to support any construction upgrades. 

This project is going to require a demo and reconstruction of the interior. Fortunately, the original wood floors have been covered and protected by carpet and the exterior walls of the original brick will be saved with some much-needed tuckpointing. There are seven windows throughout the second floor which will all need replaced. Once our renovations are complete, we will then be able to rent out the space as a short-term vacation rental for our out-of-town guests to enjoy. READI funds will be used for construction materials to renovate the 2nd floor. Approximate timeline: 11/2021-9/2024. Matching funds are from business that owns building - Rusted Root Co

Bricks & Gables, Inc. - The Wabash project will generate 9 homes in the City of Sullivan, IN, to continue the movement of neighborhood revitalization. These single-family detached homes will be built on the empty city lot of Broad and Washington Streets. The 2 and 3-bedroom homes will be approximately 1400 sq ft. This project also includes one home in Clay Countyâ€™s Forest Green Subdivision, Brazil, IN. This 1500 sq ft home will include high-end windows, high-efficiency HVAC, and energy-efficient water. READI funds will be used for lot development, site excavation, sanitary sewer, water system, and concrete. Five homes will be completed by December 2024, and five homes will be completed by September 2025. This makes the approximate timeline March 2024 to September 2025. Matching funds will be provided by Bricks & Gables.

A & J Developers - The Clay Court development, located in Staunton, IN, on Riley Rd. parcel number 11-03-16-100-176.000-013. It will offer ten spacious half-acre homesites with local town utilities in this quiet, semi-rural setting. These new homes feature 1,300 to 1,500 square feet of open concepts, total electric, and will include three bedrooms, two bathrooms, and an attached two-car garage. 

Construction will begin in the Spring of 2024, building two homes per calendar quarter, with eight homes completed and the end of 2024. The remaining two homes will be constructed in the first three quarters of 2025. READI funds will be used for lot development, site excavation, sanitary sewer, water system, concrete, roadway paving, and power infrastructure. Approximate timeline is March 2024 to March 2025. Matching funds will be provided by A & J Developers.

New Directions Housing Corporation - The River Valley Apartments project will bring 40 modern, age-friendly, 2 bedroom/2 bath apartments to the City of Terre Haute.  The development will also contain a clubhouse with a community room, fitness center, laundry, playground, and management office. This project is geared toward seniors who are looking to age in place and is located near the Union Hospital campus on Hwy 41 and 4th Ave in Terre Haute, IN. READI funds will be used for site excavation, sanitary sewer, and stormwater sewer. Approximate timeline is March 2024 to October 2024. Matching funds will be provided by New Directions Housing Corporation.

The Emmert Group (Reserve) - This Clay County project will produce 13 homes with 2 to 3 bedrooms and an attached garage in The Reserve Subdivision. This subdivision is identified as a â€œpatio home communityâ€ and features monthly maintenance fees to cover lawn care and snow removal. It caters to those who are downsizing or the younger generation who donâ€™t want the hassles that come with exterior maintenance. The Reserve Subdivision is located at the intersection of SR 59 and White Rock Road. READI funds will be used for sanitary sewer, stormwater sewer, concrete, roadway paving, and street lights. Approximate timeline is March 2024 to January 2025. Matching funds will be provided by The Emmert Group.

The Emmert Group (Windbreaker) - The Windbreaker Flats project is a new apartment development just off Hwy 40 on N. Depot St. & Center Ave, in Brazil, IN.  It will be the largest apartment complex in the city. This project will feature 48 age-friendly apartments, which range from one to two bedrooms. Groundbreaking will take place in the spring of 2024 and will be completed by October 2024. READI funds will be used for sanitary sewer, water system, concrete, and roadway paving. Matching funds will be provided by The Emmert Group.

The Southard Homes City of Terre Haute in-fill project will develop 15 modern, single-family, age-friendly homes on various city lots in Terre Haute, IN.  These homes will be 3 bedrooms, 2 bath homes with modern appliances. Some locations include:  1443 N 26th Street Terre Haute, IN
1451 N 26th Street Terre Haute, IN and 2137 N 14th Street Terre Haute, IN. Construction will begin in the fall of 2023 and be completed by July 2025. READI funds will be used for sanitary sewer, water tap fees, and concrete sidewalks/driveways. Matching funds will be provided by Southard Homes, LLC.

Southard Homes LLC - The Terre Vista project features the creation of ten larger, modern single-family homes. These homes will feature 3-4 bedrooms and 2-3 full bathrooms with 2 car garage. The lots are located on Ferndale St and Vista Glenn St in the Terre Vista Subdivision just off Poplar Street in Terre Haute, IN. READI funds will be used for sanitary sewer, water tap fees, and concrete sidewalks/driveways. The approximate timeline of this project is September 2023 to October 2024. Matching funds will be provided by Southard Homes, LLC.

Southard Homes (Acres West) - The Southard Acres West project is set to build 17 single-family, detached garage homes. This will be a modern, age-friendly development with homes 1,200-1,400 sq ft, 3 bedrooms/2 bath on .22 acres.  This new subdivision will be located on Haythorn Street in Terre Haute, IN. READI funds will be used for sanitary sewer, water system, and concrete sidewalks/driveways. Approximate timeline is March 2024 to February 2025. Matching funds will be provided by Southard Homes, LLC.
