The proposed READI project will provide the necessary extensions of various infrastructures to support the development of the Hoosier Heights Subdivision located at 7498 Old State Road 237 in the City of Tell City. The 35-acre parcel of land has a potential of up to 81 homes and is currently owned by JK Forever Homes LLC, a local home developer. The project's first phase is expected to break ground in early 2023; by the end of 2026, 33 single-family homes are expected to be completed. READI funds will help fund the infrastructure upgrades to extend drinking water, wastewater, and stormwater sewer services to each home site as well as build the necessary roadways for the first phase of the Hoosier Heights Subdivision. The City of Tell City will be investing an estimated $740,000 of public funds in the water system, and the developer will be investing an estimated $8,574,000 of private funds into the project. The total cost to develop phase one including the construction of 33 homes is estimated to be $10,314,000. The developer saw great success with the development of The Highlands Subdivision just north of Tell City and understands the desperate need for housing in Perry County. Efforts will be made to include the most environmentally friendly infrastructure and green technology will be considered and used if possible. Alternative stormwater collection methods will also be considered to avoid flooding in the subdivision.
