“Current 812” is a project with Class-A amenities by Denton Floyd Real Estate Developers. Current 812 calls for creating the first sections of a street grid which will set the table for at least three additional town-owned sites to be converted into mixed-use developments. The Town will begin construction on the street grid, effectively opening up an additional two blocks of development, the majority of which will consist of 168 upscale 3-story townhome condos/apartments and a 1-acre linear park. The READI funds will be used for construction of the street grid for three new developments, one of which (Denton Floyd’s Current 812 project) is currently under construction and set for completion in Q4 of 2023. The approximate timeline for this project is July 2022 through November 2024. Intended Outcomes: Population growth of 3,000 new residents, $100 million in tax generation in local property taxes, and creation of 750 new jobs.
